Popular Café Set With Refurbished Stable Yard
Ref: 13894 G
Hilton Smythe welcomes to the market The Stables Café, which was established in 2014 by our client, who is now looking to do something different. The Café, which has a TripAdvisor certificate of excellence two years in a row and a 4.8/5 Facebook rating, offers brunch, lunch and homemade cakes and scones along with local merchandise and products including locally brewed beers. There are many repeat customers who call in for coffee and a cake when visiting the butchers or greengrocers. The business has a brand new informative website. This can be found at www.thestablescotesbach.com. There is scope for development by looking to open longer hours than the 9-4 Monday to Saturday hours it currently trades; there is the possibility to open some Sundays. Also, the menu prices are very competitive and could be increased as the chef is all about local fresh produce but the prices charged do not reflect that. Hilton Smythe highly advise early viewing to avoid disappointment.
The Stables Café generated an advised turnover of circa £114,487 as of the 2016 accounts, with a gross profit of 25%.
The business is run and managed by our client, with the help of 4 part time and 1 full time member of staff.
The business opening hours: Monday-Saturday: 9am-4pm The hours could be extended by opening earlier for breakfast and opening for some evening sittings.
The Stables Cafe is located in the village of Cotesbach, just outside of the Leicestershire town of Lutterworth. The Stables Café is situated within a former stable yard alongside other local businesses being a butchers, local organic garden store, motorbike clothing store and blacksmiths. Once a year there is a Cotesbach Music Festival Estate held in the old stable yard attracting hundreds of festival goers and prospective customers. The business is located just off the A426 Rugby Road and only a few minutes from junction 20 of the M1 as well as junction 1 of the M6.
Outside to the front of the café there is seating area for 30 across numerous tables, there is also a see saw and a small dog house. Inside the dining area there is further seating for 36 within a beamed and rustic room with a log burner. This is open to the serving area and foyer, where you will find the local merchandise including cakes and local ales. To the rear of the café you will find the kitchen, store room, WC and disabled access to the disabled parking space.
We are advised the business is being sold as a Leasehold business opportunity. Original lease length:3 years from February 2016. Rent: £8,400 per annum.
