Hilton Smythe welcomes to the market Great Walsingham Barns Café, which was established by our client in 2011 on a site where there had been a tearoom for many years before. Our client is now selling to concentrate on their pie making business.
Great Walsingham Barns Café is a name that is synonymous with the area, having many repeat local customers as well as a large proportion of visitors to the area. Great Walsingham Barns Café is known for its Sundays Lunches and freshly made pies; our client will continue to supply pies to the café. It is considered by many to be the best cafe in North Norfolk, and they serve the very best of local North Norfolk food, as well as excellent teas and coffee.
The business is currently open Wednesday – Sunday 10am – 4pm, but there is huge scope to open earlier, close later and open 7 days a week, especially as the café is on a route that many cyclists use, therefore an ideal stop off. The menu includes pies, roasts, fish, vegetarian options, hot and cold drinks, and the premises is licensed for customers to bring alcohol, but not to sell alcohol.

Great Walsingham Barn Cafe is located in Great Walsingham, Norfolk on a small estate surrounded by other businesses that bring a high footfall to the area. The business itself is located in a large characterful flint barn with ample free parking in the car parking area next to the café.
Walsingham is a picturesque village on the North Norfolk Coast, a few miles north of Fakenham and west of Holt. The village attracts many visitors throughout the year who come to see the many attractions there which include its religious shrines in honour of the Virgin Mary and the ruins of two mediaeval monastic houses. The village is easily accessed via the A148 or A149, which is the sea road that runs east to west along the North Norfolk Coast.
On entering the complex there is a large free car park.
Directly outside the café there are three 6 seater wooden picnic benches.
Across the barns complex is a further outside seating area for the café.
The entrance door opens into the lobby with the customer toilet off and door to the main café area.
The large servery is on the left as you enter, and the café area has seating for 28 across several tables. There is room for further seating if the new owner desires. The café has beams to the ceiling and a large menu board.
We are advised the business is being sold on a Leasehold basis with a rolling agreement currently in place, the rent is £400 per month.
A new owner would have to negotiate new Lease terms with the landlord.
